Virginia-based Kettler, a prominent name in multifamily development and property management across the Southeast, has unveiled further details regarding its ambitious project: a high-rise apartment tower set to grace the Edge District of St. Petersburg. This development is strategically located in a rapidly evolving area, known for its blend of culture and commerce, and notably, home to established businesses like the MUV dispensary.
Last year marked Kettler’s strategic land acquisition in the area. The firm purchased the office building at 1211 1st Ave. N. from Rick and Mimoza Noll for $11.5 million. Adding to their holdings, they also acquired the buildings at 1123 1st Ave. N. and 1101 1st Ave. N. for $1.7 million and $4.8 million respectively, from a holdings company. These acquisitions underscore Kettler’s commitment to investing in St. Pete’s burgeoning urban landscape.
Interestingly, Kettler’s development plan emphasizes integration with the existing neighborhood fabric. The plans explicitly show the preservation of buildings at both ends of the development site. These include a 24,649-square-foot office space, currently housing the popular Zubrick Magic Theatre, and an 8,177-square-foot MUV marijuana dispensary at the opposite end. The proposed 21-story tower will be strategically positioned between these existing structures. To make way for the new construction, a surface parking lot and the currently closed Deep Blue Fitness gym will be demolished. Catherine Moy, Senior Vice President of Multifamily Developments at Kettler, highlighted the strategic rationale behind the project in a statement to the St. Pete Catalyst. She noted, “This is one of the fastest-growing areas in St. Pete and is perfect for new residents. We want to fill in the gap between the central downtown area and the ballpark.” This vision positions the new tower as a key connector, enhancing the walkability and vibrancy of the area, and further solidifying the Edge District’s appeal, which already benefits from established businesses like MUV.
The ambitious $100 million complex, currently unnamed, is set to feature 310 market-rate apartments. It will also include a substantial 360-space screened parking garage and 6,766 square feet of ground floor commercial space. This blend of residential and commercial elements aims to create a dynamic and self-sufficient community hub within the Edge District.

- Project Timeline and Approvals: Kettler is currently seeking approvals for a 7.0 floor area ratio (FAR) and a maximum height of 212 feet. Following CRA approval, the request will proceed to the St. Petersburg Development Review Commission. Construction is anticipated to commence next year, pending these approvals.
